How do you make a smart offer on a home without overpaying? Price your offer based on data — not on how much you love the home. In Maumelle, Arkansas, the right offer price comes from comparable sales, days on market, and current inventory — not from emotion.
I get it. You've toured twelve houses. This one feels different the moment you walk in. The light, the layout, the neighborhood — it all clicks. And your first instinct is to write whatever it takes to make this home yours.
That instinct is completely human. But if you lead with emotion and ignore the data, you're either going to overpay by thousands — or write a lowball offer that insults the seller and ends the conversation before it starts.
Your agent pulls comparable sales — homes similar in size, condition, and location that have sold in the last 60–90 days. In Maumelle, that might mean looking at similar neighborhoods, subdivision characteristics, and proximity to amenities like Lake Maumelle or Pinnacle Mountain State Park.
