You better believe we're turning that thing on, too.

There comes a point every summer when your HVAC and ceiling fans become a team, and we're all just rooting for them to make it to October.

2. A Covered Porch or Patio Is Basically Another Room

Give an Arkansan a covered patio, a few chairs, and a ceiling fan, and we've added another living room to the house.

Morning coffee?

Patio.

Watching the kids play?

Patio.

Having friends over?

Patio.

Random Tuesday evening when it's finally below 90 degrees?

PATIO.

3. Mature Trees Can Make You Fall in Love With a Yard

There is something special about pulling up to an established Arkansas neighborhood with big, mature trees.

Besides being beautiful, a shaded backyard can feel like you've hit the real estate jackpot in the middle of July.

When buyers tell me they want "a good yard," I've learned that can mean a lot of things.

Sometimes what they're really picturing is a big tree, a little shade, and somewhere to sit outside without immediately melting. 😂

4. You Have a Very Complicated Relationship With Your Garage

The listing says:

Two-car garage.

Reality says:

One car.

A lawn mower.

Three bicycles.

Holiday decorations.

A cooler.

Six folding chairs.

A pressure washer.

A box you haven't opened since 2019.

And approximately 47 things you're definitely going to need someday.

5. You Pay Attention When Someone Mentions a Storm Shelter

Arkansas weather has a way of making certain home features suddenly VERY interesting.

Beautiful kitchen? Love it.

Huge primary closet? Absolutely.

Storm shelter?

Okay, tell me more.

Severe weather is simply part of living in Arkansas, which means buyers may ask questions about storm shelters, safe spaces, generators, drainage, trees, roofs, and other features they may not have considered when living somewhere else.

6. The Mosquitoes Also Believe They Own Your Property

You finally create the perfect backyard.

String lights? ✔️

Patio furniture? ✔️

Cold drink? ✔️

Beautiful sunset? ✔️

And then the mosquitoes arrive like they were personally invited.

Those little moments are what turn a property into a home.

8. And Yes…We Will Talk About the HVAC

If you've ever bought a house in Arkansas, you know.

The HVAC isn't exactly the glamorous part of the showing, but it's definitely something we're going to talk about.

Because when it's 98 degrees outside with Arkansas humidity?

That air conditioner suddenly feels more luxurious than the quartz countertops. 😂

The funny thing about real estate is that the features we remember aren't always the most expensive ones.
