What Can I Afford? It's Not What Zillow Says | Maumelle AR

Zillow's affordability calculator isn't the whole story. Shelby Ward, Maumelle REALTOR®, breaks down what "afford" really means in Arkansas.

What does it mean to afford a home in Maumelle, Arkansas? Affording a home means more than qualifying for a mortgage. In Maumelle, AR, truly affording a home means you can cover the payment comfortably, maintain your lifestyle, handle unexpected repairs, and still sleep at night.

The Number Zillow Gives You Is Not the Number You Should Use

Here's something I tell every buyer I work with before we ever look at a single house: close the Zillow affordability calculator tab. Not because it's wrong — it's just incomplete.

Zillow, Realtor.com, and most online mortgage calculators spit out a number based on your income and a generic debt-to-income ratio. What they don't account for is how you actually live. Your grocery budget. Your car payment. Your kids' activities. Your savings goals. The random $800 repair that shows up every year whether you plan for it or not.

The number a calculator gives you is the maximum a lender might approve you for. That is not the same thing as the number that makes sense for your life.

The Difference Between Approved and Comfortable

Lenders will approve you for the most you can technically qualify for. Their job is to lend money. Your job is to figure out what payment lets you live your life without white-knuckling it every month.

I've watched buyers get approved for $350,000 and choose a home at $260,000 because they ran the real numbers and liked what that payment looked like. That is a smart buyer. That is someone who will love their home five years from now instead of resenting it.

The National Association of Realtors (nar.realtor) consistently finds that buyer satisfaction is higher among people who purchase below their maximum approval — not at it. That stat tells you everything.

The Rule of Thumb That Actually Holds Up

A solid starting point: your total housing payment — mortgage principal and interest, property taxes, homeowners insurance, and any HOA fees — should sit at or below 28% of your gross monthly income. Some financial planners push that to 30%, but I like 28% because it leaves real breathing room.

On a $75,000 annual income, 28% of gross monthly income is about $1,750/month for housing. That gives you a realistic target before you ever talk to a lender.

According to Freddie Mac (freddiemac.com), buyers who stay within this range default at significantly lower rates and report higher long-term financial satisfaction. The math holds.

What This Looks Like in Maumelle Right Now

In Maumelle, Arkansas, a buyer with solid credit and a modest down payment can find a quality home in established neighborhoods for a payment that fits this framework. The market here is more accessible than many buyers realize — especially compared to Little Rock proper or national price trends.

But accessible doesn't mean unlimited. Understanding your real number — not the maximum, not the Zillow number — is the foundation of a purchase you'll feel good about for years.

FAQ

How do I figure out what I can actually afford in Maumelle, AR? Start with 28% of your gross monthly income as your housing payment target. Then factor in your actual monthly expenses — car payments, student loans, credit cards, groceries, utilities, childcare. What's left after those plus your housing target is your real budget. A local lender and your REALTOR® can help you reverse-engineer the home price from that number.

Is it better to buy at the top of my budget or below it? Below it — every time. Buying at the ceiling of your approval leaves no room for life. Repairs happen. Jobs change. Kids grow up and get expensive. A payment with breathing room is worth more than an extra bedroom.

Can I trust the mortgage calculators on real estate websites? Use them as a starting point, not a final answer. They don't know your full financial picture — your actual debts, your savings goals, your lifestyle costs. They're useful for a ballpark but should never replace a real conversation with a lender and your agent.
